First Park at Ocean Ranch Completed in Oceanside, CA

Fullmer recently completed First Park at Ocean Ranch, an industrial business park located in beautiful Oceanside, CA. Consisting of three single story, cold shell concrete tilt-up buildings, the development marks the first speculative industrial project in North San Diego County since 2008. Totaling 237,276 square feet, the buildings are situated on a 15.8 acre lot off Ocean Ranch Blvd, near the 5 freeway and just miles from the serene beaches of downtown Oceanside.

Building 1 stands at 108,414 square feet, and features two 4,000 amp electrical services, 30’ clear height, 20 dock-high doors and 4 drive-through doors. Building 2 totals 63,262 square feet with 26’ clear height, 13 dock-high doors and 6 drive-through doors, and Building 3 comes in at 65,600 square feet with 26’ clear height, 14 dock-high doors and 6 drive-through doors. Concrete pedestrian walkways surround each building, with convenient outdoor lunch areas also provided.

Each of the buildings includes aluminum store front entry, ESFR sprinkler system, 6” thick warehouse slab, 3% skylights, wide truck yards up to 176’ and attractive architectural detailing. State-of-the-art exterior LED lighting is instantaneous with dual level automatic controls – when passed under, the light is at 100%, but reduces to 40% otherwise. Tenant improvements were also completed on each facility, with 16,027 total square feet of office space offered.

Site improvements feature 104,722 square feet of beautiful landscaping all around the site, accompanied by water-saving vegetation. Ample parking includes 493 parking stalls, with multiple clean air/EV/vanpool spots and 25 bicycle stalls also provided. An underground 3,000 amp electrical pull section with 1,000 amp switchgear enables the site’s heavy power to accommodate a large variety of manufacturing and distribution needs.

Suja Juice has already moved in as tenant for Buildings 1 and 2. Fullmer is extremely proud of this project, which is a true testament to the firm’s ability to expedite schedules for a quick tenant move-in.
